(i.) The unloading area by the Health Center shall be revised to <br /> accommodate a 30-foot long delivery truck. The unloading area shall <br /> be located behind the Health Center and shall not be located in the <br /> drive aisle. The location of the unloading area shall be subject to the <br /> review and approval of the Planning Manager. <br /> (ii.) The plans shall be revised such that the parking areas near the Health <br /> Center's delivery truck unloading area shall be employee parking only <br /> and shall be signed as such. The location of the employee parking <br /> and the location and design of the sign(s) shall be subject to the review <br /> and approval of the Planning Manager. <br /> c. All parking plans shall be subject to the review and approval of the Planning <br /> Manager, the City Engineer, and the Chief Building Official prior to the <br /> issuance of a building permit. <br /> d. Wheel stops shall be provided unless the spaces are fronted by concrete <br /> curbs, in which case sufficient areas shall be provided beyond the ends of <br /> all parking spaces to accommodate the overhang of automobiles. <br /> e. The property owner shall inform each delivery company delivering to the <br /> Health Center, Clubhouse, or Central Plant that its drivers are not to use <br /> Stoneridge Drive west of Trevor Parkway when accessing or leaving the <br /> PUD site. <br /> 6. Landscaping and Tree Preservation. <br /> a. With the exception of ten trees which were removed (as described in the <br /> Davey Tree Expert Company letter dated August 24, 2010 on file at the <br /> Planning Division), the project developer shall comply with the <br /> recommendations of the tree report prepared by Hort Science dated <br /> "Received July 28, 2008". No tree trimming or pruning other than that <br /> specified in the tree report shall occur. The project developer shall arrange <br /> for the arborist to conduct a field inspection prior to issuance of grading <br /> permits to ensure that all pre-construction recommendations have been <br /> properly implemented. The arborist shall certify in writing to the City that <br /> such recommendations have been followed. <br /> b. With the exception of ten trees which were removed (as described in the <br /> Davey Tree Expert Company letter dated August 24, 2010 on file at the <br /> Planning Division), an existing tree on the site shall not be removed, unless <br /> the Hort Science report, dated "Received July 28, 2008," recommends its <br /> removal. The project developer shall post cash, letter of credit, or other <br /> security satisfactory to the Planning Manager in the amount of five thousand <br /> dollars ($5,000) for each tree required to be preserved, up to a maximum of <br /> twenty-five thousand dollars ($25,000). This cash bond or security shall be <br /> Conditions of Approval/PUD-68 <br /> Project-Specific Conditions 7 <br />
