18. Utilities and Storm Drainage. <br /> a. Prior to the issuance of a building permit, the applicant shall survey the <br /> underground PG&E, AT&T, and Zone 7 utility lines on the site and shall <br /> show their locations on the plans. <br /> b. The applicant is encouraged to install separate water meters for each of the <br /> different housing types (ILUs, Garden Terrace, Villas) to meet the City's <br /> water and sewer rate classifications. In addition, the applicant is encouraged <br /> to install separate water meters for each of the different structures and uses <br /> on site including the Club House, the Central Plant, the Health Center, etc. <br /> The proposed metering shall be subject to the review and approval of the <br /> City Engineer, prior to the issuance of a building permit. <br /> c. All water meters shall be tapped off of public main throughout the complex, <br /> including irrigation, domestic, and fire, unless waived by the City Engineer. <br /> d. The water and sewer lines by the AT&T easement shall be adjusted such <br /> that a few of the proposed manholes by the easement can be eliminated. <br /> The number and location of the manholes shall be approved by the City <br /> Engineer prior to the recordation of a Final Map. <br /> e. The public water and sewer mains and public sanitary sewer (shown on <br /> sheet C-5) shall be relocated. The line shall commence at the intersection <br /> of the public entrance road and Stoneridge Drive and run north along the <br /> public entrance road under the entry gates to the loop road along the <br /> eastern portion of the project at which point the line shall "T". Northern lines <br /> from the "T" intersection shall run north in the eastern loop road and connect <br /> into Hendrick Automotive Group's site at a location between buildings A <br /> and B shown on Exhibit B of PUD-57. The southern lines from the <br /> "T" intersection shall continue west on the loop road to the westerly side of <br /> the Villas loop road on the southern portion of the project and then run south <br /> along the Villas westerly loop road to Staples Ranch Drive and connect with <br /> the water and sewer mains in Staples Ranch Drive. <br /> Public sewer and water utility connections from the terminus of Staples <br /> Ranch Drive through the Continuing Life Communities site (PUD-68) <br /> connecting to Stoneridge Drive and Hendrick Automotive Group's site <br /> (PUD-57) shall be required prior to occupancy. PSEs shall be required. <br /> The location of the utility lines and PSEs shall be subject to the review and <br /> approval of the City Engineer. <br /> f. The eight- inch fire water service surrounding Lot 5 (the Health Center) shall <br /> be private and shall be connected to the public water main on the public <br /> entrance road and/or Stoneridge Drive. <br /> Conditions of Approval/PUD-68 <br /> Project-Specific Conditions 13 <br />
