23. <br /> <br />24. <br /> <br />25. <br /> <br />26. <br /> <br />27. <br /> <br />28. <br /> <br />demolition and construction, the project developer shall mark all trash <br />disposal bins "trash materials only" and all recycling bins "recycling <br />materials only". The project developer shall contact Pleasanton Garbage <br />Service for all waste disposal. Only that portion of trash and recycling <br />waste refused by Pleasanton Garbage Service shall be disposed of or <br />diverted by another trash/recycling company. <br /> <br />The project developer shall use their best efforts in implementing the <br />measures identified in the Green Building Council's (GBC), "Leadership in <br />Energy and Environmental Design (LEED)" in the design, construction. <br />and operation of the proposed building. These measures shall be shown on <br />the building permit plan set submitted for review and approval by the <br />Planning Director prior to issuance ora building permit. In conjunction <br />with the building permit application, the project developer shall determine <br />the building's "LEED Green Building Rating", using the GBC evaluating <br />methodology, and shall report the rating to the Planning Director before <br />issuance of the building permit. <br /> <br />All kitchen facilities shall be equipped at all times with filtering devices to <br />minimize odors and fumes. <br /> <br />The plans submitted for a building permit shall identi~, a kitchen mat wash <br />area with a drain that connects to the sanitary sexver. A structural control <br />such as an oil/water separator or sand filter shall be provided. No other <br />area shall drain into this wash area. A sign shall be posted prohibiting the <br />dumping of hazardous materials into the sanitary sewer. The project <br />developer shall notify the Dublin-San Ramon Services District (DSRSD) <br />upon installation of the sanitary connection; a copy of this notification shall <br />be provided to the Planning Department. <br /> <br />Unless otherwise waived by the City, the building developer shall pay the <br />in-lieu park dedication fees in effect at the time a building permit is issued. <br /> <br />The developer shall enact rental restrictions which shall prohibit dementia <br />residents from parking or storing vehicles on the site as well as prohibit the <br />parking of recreational vehicles, boats, campers, trailers, and inoperable <br />vehicles (i.e. non-operating or non-registered) on the site. The management <br />shall be responsible for enforcing these restrictions, which shall be stated <br />clearly in writing to all residents <br /> <br />If the Planning Director determines that parking problems are created by <br />the project, the Planning Director may re-evaluate resident parking with ~he <br /> <br /> <br />
