10. That the storm drainage system within this development be <br /> private and be maintained by a homeowners' association. <br /> <br />11. That in the event that the physical shed boundary for storm <br /> drainage and sanitary sewer extends to the west beyond the <br /> development, the storm drainage and sanitary sewer system <br /> should be extended through the site from the east to the west <br /> property lines as a condition of approval of this development <br /> unless otherwise approved by the City Engineer. <br /> <br />12. That approval of the public street right-of-way and required <br /> improvements for the proposed realignment of Stanley Court <br /> (Boulevard) and the proposed Del Valle Parkway be held <br /> pending completion of the Del Valle Parkway Study and final.. <br /> design. <br /> <br />13. That the entrance drive be revised to be more nearly <br /> perpendicular to Stanley Boulevard. <br /> <br />14. That a sidewalk be installed from Stanley Boulevard to the <br /> on-site circular drive along the entrance drive or at another <br /> location approved by the City. <br /> <br />15. That this case is subject to all Standard Conditions of <br /> Development, attached hereto and made part of this case by <br /> reference except Conditions 12, 13 and 14. <br /> <br />16. That each garage shall be equipped with an automatic garage <br /> door opener. <br /> <br />17. That the project CC&R's include a provision requiring garages <br /> to be continuously capable of parking two vehicles and that <br /> each resident shall park his/her vehicle in the garages <br /> provided; and, if, after notice to the property owners <br /> association to remedy parking problems brought about by <br /> improper use of these garages, the Planning Director finds <br /> that the association has been unable to remedy the problems <br /> and that they persist, the Planning Director may require that <br /> all garage doors be removed from the project's garages. <br /> <br />18. That in the event development of the property precedes the <br /> construction of the Del Valle Parkway, the developer shall <br /> bond or otherwise provide for the completion of the <br /> landscaping, entry driveway extension, and recreational area <br /> expansion as shown in Exhibit A at the time the Del Valle <br /> Parkway is realigned. <br /> <br />/// <br /> <br /> - 2 - <br /> <br /> <br />
