ENGEO <br /> <br />INCORPORATED <br /> <br />Subsurface drainage systems were installed during construction of the subdivision. The <br />purpose of subdrainage systems is to provide a means by which subterranean waters can be <br />dissipated to avoid any detrimental saturation of the soils. It is important that the integrity of <br />the subsurface drainage systems be maintained. <br /> <br />Surface water drainage is typically to the lot front, lot rear or lot side, as the case may be, for <br />ultimate off-site disposal. Such drainage is accomplished by positive grading and by cutting <br />drainage swales or channels on the surface of the lot. No owner should alter the lot in any <br />manner which will interfere with positive grading including, but not limited to, alterations <br />through the installation of landscaping, retaining walls, decks, concrete patios, fences and <br />fence posts, walkways, driveways, parking areas and flower boxes, without first obtaining the <br />professional advice of an Engineer experienced in grading and drainage practices. Each <br />owner of a lot shall also be responsible to maintain the grading and drainage of the lot, in <br />such a manner so that no surface waters will drain onto an adjoining owner's lot or obstruct <br />the free flow of waters along the established drainage pattern. Storm water and irrigation <br />drainage from an individual lot should outlet to the street drainage system, a concrete V-ditch <br />or the natural drainage swales in a controlled manner as recommended by the consulting <br />Geotechnical Engineer or Engineering Geolo~st. <br /> <br />5. Any alterations to a lot, particularly to the established grading and drainage thereof, may <br /> adversely affect the integrity of the building constructed upon the lot or upon adjoining lots. <br /> Such conditions may require action by the permitting authority of the City, and may in turn <br /> require corrective action by the homeowner. <br /> <br />6.
