Mr. Tolleson stated that if the Commission wants that area landscaped, it could be <br />considered by the property owner. <br /> <br />Commissioner Blank inquired if the primary reason to do this was not to get rear yard <br />access but to allow the owner to park in the garage and access their house. <br /> <br />Mr. Tolleson replied that the primary reason is to access the house conventionally from <br />the garage, and the enlarged rear yard would be a consequence of that. <br /> <br />Commissioner Blank inquired, if the problem is that only one car can be parked in the <br />existing garage, why the owner would not simply expand the existing garage southward. <br />He noted that while they do not get the benefit of the rear yard, they would also not be <br />in violation of the Municipal Code. He suggested adding three feet to the south side of <br />the garage. <br /> <br />Ms. Amos noted that doing this would still be reducing the setback that is required for it. <br /> <br />Mr. Tolleson pointed out on the plans the area between the two bedrooms where the <br />proposed access to the house would be located. He stated that the bedrooms have <br />windows, which would have to be relocated as part of moving the garage. He noted <br />that one of the bedrooms has a window that looks out to the rearyard, while the window <br />of the other bedroom will need to be shifted south for the required lighting and <br />ventilation. <br /> <br />d <br />the exit from the garage is in the backyard. <br /> <br />Mr. Tolleson stated that it is somewhat misleading because the eaves make it look that <br />there is more of a connection between the house and the existing garage, but there <br />actually is only about one foot of overlap. <br /> <br />Commissioner Blank requested clarification that there is no real entry from the existing <br />garage and into the house. <br /> <br />Mr. Tolleson said yes. He added that the owners would have to walk along the back <br />side of the house, along the walk underneath the eave, go around the dining room, and <br />come in through the family room. <br /> <br />Commissioner Blank requested further clarification that the south garage, which was the <br />sales office and which is now an entertainment center, does have an entry into the <br />house, and that both garages had ceilings. <br /> <br />Mr. Tolleson replied that the south garage has an entry into the house and that there is <br />a ceiling in both garages. <br /> <br />PLANNING COMMISSION REGULAR MINUTES, February 9, 2011 Page 28 of 41 <br /> <br />
