Commissioner Blank inquired if the garage would also be finished and if it would have a <br />restroom. <br /> <br />Mr. Tolleson said it would be finished but would not have a restroom. <br /> <br />Commissioner Blank then inquired why the ceiling would be finished if it is not required. <br /> <br />Mr. Tolleson replied that this is for fire resistance reasons. He stated that when a <br />garage is adjacent to the house, a one-hour separation is needed between the <br />non-rated house and the garage. He noted that there is a separation in the wall and it is <br />carried into the structure to the next bearing element. <br /> <br />wall would go all the way to the top and a ceiling would normally not be put in. <br /> <br />Mr. Tolleson stated that, for example, for a shed roof, the typical way to resolve this is to <br />protect not only one side of the span but both sides; it would be the same for the garage <br />entry way in order to do this. <br /> <br />Commissioner Blank stated that his experience is similar to what Commissioner <br />ained. He noted that the only time he has ever seen a ceiling in a garage <br />is in a model home or if there is living space above. <br /> <br />Mr. Tolleson stated that he would be happy to provide whatever is the least requirement <br />of the Code. <br /> <br />Commissioner Blank asked Mr. Tolleson how he could guarantee there would be no <br />parking on the driveway. <br /> <br />Mr. Tolleson replied that there are several ways to guarantee that, and the most logical <br />is that the owners and guests would always want to park closest to the entry. He added <br />that there would be no reason to park there. <br /> <br />Commissioner Blank inquired if there would be an entryway between the proposed <br />garage and the house. <br /> <br />Mr. Tolleson said there would be one. <br /> <br />Commissioner Blank commented that what he would do in that situation would be, <br />especially when it is raining, to pull into the garage, park there, and walk into the house; <br />and if there is a car already in the garage, he would pull in behind the car and walk into <br />the house. <br /> <br />Mr. Tolleson stated that if necessary, the owners would sign a document stating that <br />there will be no cars parked in the driveway. <br /> <br />PLANNING COMMISSION REGULAR MINUTES, February 9, 2011 Page 25 of 41 <br /> <br />
