10. That the developer shall install an emergency vehicle service <br /> road around the rear of the building to the satisfaction of <br /> the City Engineer and the Fire Marshal. <br /> <br />11. That the design of the two main access driveways on Pleasant <br /> Hill Road and the connecting circular drive shall be reviewed <br /> during final design as to direction, width, and location. <br /> <br />12. That all utilities and services on this site shall be private <br /> and shall be maintained by the property owner unless <br /> otherwise approved by the City Engineer. <br /> <br />13. That the recommendations contained in the "Tree Report" for <br /> Stoneridge Villa and prepared by HortScience, Inc. shall be <br /> made conditions of approval of this project (PUD-85-9) and be <br /> "implemented by the developer unless otherwise approved or <br /> modified'.by the City Engineer. <br /> <br />14. That the following trees, as identified in the Tree Report, <br /> shall be protected and saved: 10, 11, 12, 13, 14, 17, 18, 20 <br /> and 21. <br /> <br /> 15. That the following trees as identified in the Tree Report, <br /> shall be checked in relation to actual final design plans and <br /> saved if practical: 4, 7, 9 and 16. This determination will <br /> be made by the City Engineer during final design. <br /> <br /> 16. That the following trees have been approved by the City <br /> Engineer for removal based upon the Tree Report: 1, 2, 3, 5, <br /> 6, 8, 15 and 19. No trees shall be removed until the <br /> developer has met all requirements of the Heritage Tree <br /> Ordinance and until a removal permit is issued by the City <br /> Engineer. <br /> <br /> 17. That this project is subject to all standard conditions of <br /> development, attached hereto and made part of this case by <br /> reference, except conditions 29, 33, 46 and 49. <br /> <br /> 18. That a sidewalk be included in the site plan circumnavigating <br /> the western portion of the building and connecting entrances <br /> to the two parking areas. <br /> <br /> 19. That the developer provide reasonable transportation services <br /> to meet the demands of residents, including the handicapped, <br /> for routine health care services, social and daily living <br /> needs. Reasonable services shall include daily services, <br /> both scheduled and unscheduled, and shall be satisfied by <br /> provisions of 40 hours/week service. <br /> <br /> 20. That the developer provide a full array of leisure programs <br /> to residents as evidenced by the services of at least 0.5 <br /> full-time professional leisure services staff. <br /> <br /> <br />
