EXHIBIT "A" <br /> <br /> CONDITIONS OF APPROVAL <br /> PUD-85-9 <br /> <br />1. That the development be substantially as shown on the <br /> development plan, Exhibit A, on file with the Planning <br /> Division- <br /> <br />2. That colors and building materials for all structures be <br /> submitted to the Planning Division for approval prior to <br /> issuance of any building permit. <br /> <br />3. That a minimum 3 ft. wide landscape strip be maintained <br /> between the smaller parking lot in the southeast corner of <br /> the site and the proposed masonry wall. <br /> <br />4. That if the proposed asphalt parking is determined to be <br /> insufficient for the site then the remaining 19 ,,grass-crete" <br /> parking spaces shall be paved and striped. <br /> <br /> 5. That those five parking spaces located in front of the main <br /> entrance be clearly labeled as limited parking for loading <br /> and unloading. <br /> <br />6. That any proposed change to the existing retirement hotel use <br /> would require prior City approval. <br /> <br /> 7. That all structures shall be constructed with the necessary <br /> sound insulation in order to attain an interior noise level <br /> no greater than 45 Dba, Ldn, or equivalent- <br /> <br /> 8. That the developer grant to the City for street right-of-way <br /> purposes a strip of land along the Foothill Road and <br /> Stoneridge Drive frontages of the parcel which extends from <br /> the existing street right-of-way lines to a point at least <br /> two feet (2') beyond the backs of the meandering sidewalks to <br /> be constructed- <br /> <br /> 9. That the developer shall install, to the satisfaction of the <br /> City Engineer, a four foot (4') wide P.C.C. sidewalk at <br /> property line along the pleasant Hill Road frontage; a six <br /> foot (6') wide meandering P.C.C. sidewalk along the <br /> Stoneridge Drive frontage; and an eight foot (8') wide <br /> meandering P.C.C. sidewalk/bikewaY along the Foothill Road <br /> frontage- The Foothill Road pathway shall be at least five <br /> feet (5') away from face of curb, be a least two feet (2') <br /> away from any vertical obstructions, have a maximum slope of <br /> four percent (4%), and shall transition away from Foothill <br /> road to meet the proposed pathway currently being installed <br /> in Moller Park unless otherwise approved or modified by the <br /> City Engineer- <br /> <br /> <br />
