25. That the developer install street frontage <br /> improvements per ordinance and to the satisfaction <br /> of the City Engineer. These improvements may <br /> include, but are not necessarily limited to, <br /> grading, curb and gutter, sidewalk, paving, storm <br /> drain, sanitary sewer, water facilities, street <br /> lighting, underground utilities, traffic control <br /> devices, landscaping, and automatic irrigation <br /> systems. <br /> <br />26. That this development provide a safe and effective <br /> circulation system for bicycles and pedestrians. <br /> These facilities shall be designed and installed to <br /> the satisfaction of the City Engineer and shall be <br /> separated from vehicular traffic whenever possible. <br /> <br />27. That all access roads and driveways on the site are <br /> hereby declared fire lanes and must be maintained <br /> and accessible at all times. Curbs must be painted <br /> red and "No Parking" signs provided to the City <br /> Standards. <br /> <br />28. That final lot lines may be adjusted so long as <br /> each lot shall contain a minimum of 20,000 sq. ft. <br /> net area (excluding private streets and reserved <br /> areas). <br /> <br /> <br />
