panlosa$ <br />/Pele <br />Applicant Compromise / Resolution / Rebuttal <br />This term "view' has again been loosely used. There is no "vie <br />of mountains, hills, or oceans. Their current view is of <br />neighborhood trees, sky, street, cars, and our single story side <br />wall. Resolution: The proposed second story addition will be <br />built, either on, or inside, the existing first floor footprint. The <br />applicants North - Eastern first floor will not be moved or extende <br />out, as initially thought by the appellants. The proposed roof ha- <br />been designed with minimal slope to reduce the overall height <br />and appearance of bulk and mass. The second story is <br />designed to be recessed from the front of the first floor. With all <br />these design features purposely being built into the proposed <br />addition there would be minimal impact with the Perry's current <br />view from their living room window. <br />Resolution: From a street view it is the position of the Perry's <br />home in conjunction with their front yard tree that may already <br />give them the appearance of a recessed home. This is currently <br />not a negative impact and is one of the attributes that gives the <br />Perry's home it's character. Since the Eastern side of the <br />proposed addition is blocked by the applicants front yard tree, <br />the proposed addition has no bearing on the appearance of the <br />Perry's home. <br />Resolution: The Perry's kitchen window currently looks out <br />their own backyard. There is a tree in the Perry's backyard that <br />obstructs their view of the applicant's current single story home. <br />In addition there is an awning on top of their kitchen window that <br />would block any view of a future second story addition on the <br />applicants home. <br />Depending on the time of year, the Perry's home currently casts <br />a shadow on the applicant's home in the morning, and the <br />applicant's home will cast a shadow on the South -West corner of <br />the Perry's home at sunset. Mitigation: To minimize any <br />perceived impact, the proposed roof has been designed with <br />minimal slope to reduce the overall height, and the second story <br />is designed to be recessed from the front of the first floor to <br />minimize any impact of shading in the evening. The applicant's <br />have also offered to Hip the roof on the Eastern side of the <br />applicant's property to lessen any impact.
