The setback lines on the site plan have been emphasized with red in Figure 6. As <br />visually demonstrated by the building envelope, an addition to the first floor would not <br />yield the equivalent square footage that is proposed with this request, may result in an <br />unusual floor plan configuration, and would occupy rnost of the space in the eastern <br />side and rear yards that functions as usable open space. The existing mature <br />landscaping located in the south- eastern corner of the property may further restrict <br />development in this portion o the property. <br />Two -story homes in Val Vista Neighborhood <br />In the appeal correspondence, the appellants have listed twelve two -story homes within <br />the Val Vista neighborhood. Figure 7 below shows a vicinity map with the two -story <br />homes listed in the appellants' correspondence, highlighted in orange.
