PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2002-77 <br />RESOLUTION APPROVING VESTING TENTATIVE MAP 7407, THE <br />APPLICATION OF GREENBRIAR HOMES <br />WHEREAS, Greenbriaz Homes has applied for Vesting Tentative Map approval for 17 <br />single-family detached units within the "medium density" vineyard village <br />area totaling seven acres, a vineyard estate lot (one-acre building site) with <br />associated vineyazds (10 acres), and open space (3.8 acres); and associated <br />streets, Old Vineyard Avenue trail, and related infrastructure located on <br />Lot 28 in the Vineyard Avenue Corridor Specific Plan (APN 946-1350- <br />015-03); and <br />WHEREAS, the property is zoned PUD-MDR/OSNineyazd (Planned Unit <br />Development -Medium Density Residential/Open Space/Vineyard) <br />District; and <br />WHEREAS, at its duly noticed public hearing of December 11, 2002, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br />WHEREAS, an Environmental Impact Report (EIR) was prepared and certified for the <br />Vineyazd Avenue Specific Plan; and <br />WHEREAS, there are no substantial changes to the project or to the circumstances <br />under which the project is undertaken that involve new significant <br />environmental effects or substantially increase the severity of previously <br />identified effects, and there is no new information of substantial <br />importance not known at the time the EIR was certified regarding the <br />project or its effects, mitigation measures, or alternatives; therefore, no <br />additional environmental documentation was prepared for this application; <br />and <br />WHEREAS, the Planning Commission made the following findings: <br />The proposed map substantially conforms to the zoning <br />regulations/development plan. <br />The map's design and improvements closely follow the development plan <br />and conditions of PUD-14. The modifications required by the PUD <br />conditions have been satisfactorily incorporated into the tentative map. <br />
