PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2002-71 <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF <br />COLMA DRAYAGE, INC. FOR PUD DEVELOPMENT PLAN APPROVAL, AS <br />FILED UNDER CASE PUD-19 <br />WHEREAS, Colma Drayage, Inc. has applied for PUD development plan approval to <br />subdivide an existing 1.8+ acre lot into two lots; a 1.6+ acre lot and a 10,602- <br />squaze-foot lot (each with an existing home) located at 1027 Rose Avenue and <br />1015 Rose Avenue; and <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) -MDR (Medium <br />Density Residential) District; and <br />WHEREAS, at its duly noticed public heazing of November 13, 2002, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br />WHEREAS, the proposed subdivision of the existing property is exempt from the provisions of <br />the California Environmental Quality Act (CEQA); therefore, no environmental <br />document was prepared for the proposed PUD development plan; and <br />WHEREAS, the Planning Commission made the following findings: <br />The plan is in the best interests of the public health, safety, and general <br />welfare. <br />The proposed project, as conditioned, would be consistent with all applicable City <br />standazds concerning public health, safety, and welfare. The design of the <br />improvements would minimize future vehiculaz access onto Rose Avenue. All <br />infrastructure improvements that aze needed to serve the existing development are <br />already in place, in accordance with General Plan standazds. <br />2.
