20. All courts shall either be graded away from the bulb or drainage release installed. <br />The City Engineer shall determine the details of the drainage release. <br />21. The curb and gutter of all streets within the development, including median and <br />traffic islands, shall have subdrains installed at either the back of curb or lip of <br />gutter at the discretion of the City Engineer. Bioswales with less than one percent <br />grade shall also have subdrains installed at the bottom of the Swale. This detail <br />shall be shown on the improvement plans. Said drains shall be connected to the <br />storm drain system or drained by other means acceptable to the City Engineer. <br />22. The perimeter of all building foundations shall be designed with subdrains, unless <br />otherwise approved by the City Engineer. Said drains shall be connected to the <br />street gutter or other means acceptable to the City Engineer. <br />23. Unless otherwise approved by the City Engineer, there shall be no direct roof <br />leaders connected to the street gutter or storm drain system. <br />24. The applicant shall acquire written permission from the property owners for any <br />work on the adjoining properties. Proof of such permission shall be required prior <br />to the issuance of a grading permit. <br />25. All retaining walls along the street shall be placed behind the Public Service <br />Easement, except as noted otherwise. <br />26. Prior to approval of the first final map of the project, the applicant shall prepare a <br />detailed conceptual plan for the Iron Horse Trail for review and approval by the <br />Parks and Recreation Commission and Planning Commission. Said plan shall <br />show grading, a gently curvilinear paved path, proposed materials for the path and <br />its edges, and landscaping. If approved by the Parks and Recreation Commission, <br />the full landscaping across the project frontage required by the PUD may be <br />modified to use the same landscape construction cost to install a lesser level of <br />landscape material (density, type) along the full length of the trail between Mohr <br />Avenue and Busch Road. <br />27. The proposed low shrub landscaping shown on the tentative map exhibit shall be <br />enhanced with small accent trees, groundcover, benches, etc., as shown on the <br />approved PUD designs for these trail links. Additionally, the fenceline on Lots 27 <br />and 42 adjoining these trail links shall be modified to a more angular design rather <br />than long, straight fencelines, as shown on the approved PUD designs for these <br />areas.
