PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2002-68 <br />RESOLUTION APPROVING VESTING TENTATIVE PARCEL MAP 7381 <br />THE APPLICATION OF PONDEROSA HOMES <br />WHEREAS, Ponderosa Homes has applied for Vesting Tentative Map (Tract 7381) <br />approval to subdivide approximately 92.51 acres into 193 residential lots, <br />a Pleasanton Unified School District facility option site, a Presbyterian <br />Church site, a senior apartment site, a private park, several owners' <br />association landscape/trail parcels, and associated streets and other <br />infrastructure located northwesterly of the Operations Service Center, <br />between Busch Road and Mohr Avenue and easterly of the former <br />Southern Pacific Railroad Corridor; and <br />WHEREAS, the property is zoned Planned Unit Development -Low Density <br />Residential, Medium Density Residential, High Density Residential, <br />Public and Institutional, and Mixed Public and Institutional/Medium <br />Density Residential District; and <br />WHEREAS, at its duly noticed public heazing of October 23, 2002, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br />WHEREAS, a Negative Declaration was previously prepazed and adopted with the <br />approval of PUD-18; therefore, no additional environmental <br />documentation was prepared for this application; and <br />WHEREAS, the Planning Commission made the following findings: <br />The proposed map substantially confonns to the zoning <br />regulations/development plan. <br />The map's design and improvements closely follow the development plan <br />and conditions of PUD-18. Required modifications have been made or are <br />addressed in the conditions of approval. <br />The design of the subdivision provides, to the extent feasible, for <br />future passive or natural heating or cooling opportunities. <br />The PUD addressed energy conservation in a comprehensive manner, <br />incorporating conditions addressing both green building measures and <br />active/passive energy conservation. <br />
