Resolution No. PC-2002-66 <br />Page 8 <br />27. The applicant shall not charge a fee to the residents who use the carwash <br />facility. The existing carwash facility is currently available to HMHP <br />residents at no cost; thus, it shall be continually provided to residents free of <br />charge. <br />28. The applicant shall not increase the charges of RV parking spaces. It shall <br />remain at $25 per space per month. <br />29. The three existing trees located between the project site and Space No. 36 <br />shall not be removed. Prior to construction of the fence adjacent to Space No. <br />36, the applicant shall submit an azborist report assessing the existing <br />condition of the subject trees. Any pruning or trimming of the existing trees <br />shall not damage the trees. The azborist report shall include tree pruning <br />guidelines and recommendation so that tree pruning, relocation of the sewer <br />line, and construction of the new fence shall not jeopazdize the health of the <br />trees. The azborist report shall be prepared to the satisfaction of the Planning <br />Director. <br />The fence adjacent to Space No. 36 shall be constructed prior to the <br />occupancy of the new mobile home spaces. The fence shall be attractive and <br />the design shall be subject to the approval of the Planning Director. <br />30. Prior to issuance of a building permit, the applicant shall provide a planting <br />plan to install additional landscaping next to Spaces 32, 100, 105 and 46 to <br />sufficiently screen the RVs from the adjacent mobile homes. The replanting <br />plan shall specify planting materials, locations and sizes, and it is subject to <br />the Planning Director's approval. <br />31. The proposed extension of the perimeter trail is not approved. <br />32. Construction shall be completed in a timely manner. <br />
