PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2002-66 <br />RESOLUTION APPROVING THE APPLICATION OF WATERHOUSE <br />MANAGEMENT CORPORATION FOR DESIGN REVIEW AND <br />CONDITIONAL USE PERMIT APPROVAL, AND A VARIANCE FROM THE <br />MUNICIPAL CODE, AS FILED UNDER CASE PDR-183/PCUP-47/PV-64 <br />WHEREAS, the Waterhouse Management Corporation has applied for: (1) conditional <br />use permit and design review approv$ls to allow the addition of three <br />mobile home spaces and relocation of the existing RV storage area and <br />carwash shed; and (2) a variance from the Municipal Code to reduce the <br />reaz Yazd setback for the proposed three mobile homes from the required <br />thirty feet to three feet located at 3231 Vineyard Avenue (Hacienda <br />Mobile Home Pazk); and <br />WHEREAS, zoning for the property is RM-64 (Multiple-Family Residential; 4,000- <br />squre-foot-lot/unit District; and <br />WHEREAS, at its duly noticed public hearing of October 23, 2002, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br />WHEREAS, the Planning Commission approved the negative declaration prepared for <br />this project; and <br />WHEREAS, the Planning Commission made the following conditional use permit <br />findings: <br />1. The proposed location of the conditional use is in accordance with <br />the objectives of the zoning ordinance and the purpose of the <br />district in which the site is located. <br />The proposed development would supplement housing needs for seniors <br />and maintain and improve the existing on-site amenities within the <br />existing mobile home park. <br />2. The proposed location of the conditional use and the conditions <br />under which it would be operated or maintained will not be <br />detrimental to the public health, safety, or welfaze, or materially <br />injurious to the properties or improvements in the vicinity. <br />The proposed development is an "infill" project within the existing mobile <br />home park. The three proposed home spaces would be properly located <br />
