Resolution No. PC-2002-62 <br />Page 5 <br />Any tenant improvement plan must comply with all codes and ordinances in <br />effect before the Building Department will issue permits. <br />10. Tenant improvement plan check materials will be accepted for submittal only <br />after completion of the fifteen-day appeal period, measured from the date of the <br />approval letter, unless the project developer submits a signed statement <br />acknowledging that the plan check fees may be forfeited in the event that the <br />approval is overturned on appeal, or that the design is significantly changed as a <br />result of the appeal. In no case will a building permit for tenant improvements be <br />issued prior to the expiration of the fifteen-day time-period. <br />11. The project developer shall pay any and all fees to which the property may be <br />subject prior to issuance of building permits. The type and amount of the fees <br />shall be those in effect at the time the building permit is issued. <br />12. At no time shall balloons, banners, pennants, or other attention-getting devices be <br />utilized on the site except as allowed by Section 18.96.060K of the Zoning <br />Ordinance for grand openings. <br />13. If operation of this use results in conflicts pertaining to parking, noise, traffic, or <br />other impacts, at the discretion of the Planning Director, this conditional use <br />permit may be referred to the Planning Commission for subsequent review at a <br />public hearing. If necessary, the Commission may modify or add conditions of <br />approval to mitigate such impacts, or may revoke said conditional use permit. <br />14. All portions of the building covered by this approval shall have installed and <br />operating, fire extinguishers with a minimum 2-A:10-B:C rating. The fire <br />extinguishers shall be located within a 75-foot radius of each other. <br />I5. All service operations involving fluid changes must occur indoors; all fluids shall <br />be disposed of in an appropriate manner and shall not be placed in the storm <br />drain. <br />< End > <br />
