Resolution No. PC-2002-62 <br />Page 4 <br />EXHIBIT "B" <br />CONDITIONS OF APPROVAL <br />Case PCUP-65 <br />The operation of Pacific Custom Cycles at 3862 Old Santa Rita Road shall <br />substantially conform to the narrative and development plans, Exhibit "A", dated <br />"Received September 6, 2002" on file with the Planning Department, except as <br />modified by the following conditions. Minor changes to the plans and operations <br />may be allowed subject to the approval of the Planning Director if found to be in <br />substantial conformance to the approved exhibits. <br />2. This conditional use permit approval will lapse one year from the effective date of <br />approval unless a building permit is issued and construction has commenced and <br />is diligently pursued towazd completion or an extension has been approved by the <br />City. <br />3. The use permit approval shall include motorcycle maintenance, repair, and <br />custom work, and the limited sale of motorcycles and motorcycle parts and <br />accessories. Days and hours of operation would be Monday through Saturday <br />from 9:00 a.m. to 5:00 p.m. <br />The use permit approval includes automotive repair. Any automotive repair <br />facility proposed for this site and building shall submit a business narrative to the <br />Planning Director describing all operations and services with an estimate of <br />parking demand and supply for review and approval before occupancy. If <br />necessary, the Planning Director may require a new conditional use permit to <br />evaluate the proposal's pazking demand and supply and/or other issues. <br />If signing for the development is desired, a comprehensive signing program shall <br />be submitted to the Planning Director for consideration under separate <br />application. <br />6. In the event that a tenant for this site proposes a trash bin enclosure, the <br />bin/enclosure installation shall implement the City's urban stormwater runoff <br />requirements as determined to be necessary by the Planning Director. <br />Any changes to the exterior of the building shall be subject to the design review <br />procedures specified by the Pleasanton Municipal Code. <br />8. The project developer shall obtain a building permit for tenant improvements <br />from the Building Department and any other applicable City permits for the <br />project prior to the commencement of any construction. <br />
