PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2002-62 <br />RESOLUTION APPROVING THE APPLICATION OF PACIFIC CUSTOM <br />CYCLES, INC. FOR CONDITIONAL USE PERMIT APPROVAL, AS FILED <br />UNDER CASE PCUP-65 <br />WHEREAS, Pacific Custom Cycles, Ina (Greg Chess and Catherine Kupper) have <br />applied for a conditional use permit to allow motorcycle maintenance, <br />modification, and repair, and the sale of motorcycles, apparel, parts, and <br />accessories in an existing building located at 3862 Old Santa Rita Road; <br />and <br />WHEREAS, zoning for the property is PUD-I/C-S (Planned Unit Development - <br />Service Commercial) District; and <br />WHEREAS, at its duly noticed public hearing of October 23, 2002, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br />WHEREAS, projects of this nature are categorically exempt from the requirements of <br />the California Environmental Quality Act (CEQA); and <br />WHEREAS, the Planning Commission made the following findings: <br />The proposed location of the conditional use is in accordance with <br />the objectives of the zoning ordinance and the purpose of the <br />district in which the site is located. <br />The site of the proposed use is zoned PUD (Planned Unit Development) - <br />C-S (Service Commercial) which conditionally permits motorcycle-related <br />uses including the sale, maintenance, repair, and customizing of <br />motorcycles, and related motorcycle uses including limited sale of parts, <br />apparel, and accessories. The subject property is surrounded by a variety <br />of service commercial and auto-oriented businesses. The closest <br />residential development is a small portion of the Hacienda Gardens <br />Apartments located approximately 650-feet south of the subject property. <br />The proposed use and its operation would not have any negative impact on <br />surrounding uses and businesses. <br />
