Vesting Tentative Subdivision Map 7372 <br />Exhibit B, Final Conditions of Approval <br />per Planning Commission <br />August 28, 2002 <br />1. The Final Subdivision Map and Improvement Plans for this development shall substan- <br />tially conform to the tentative subdivision plans, Exhibit A, dated "Received August 22, <br />2002" on file with the Planning Department, except as modified by the following condi- <br />tions. Minor changes to the plans may be allowed subject to the approval of the Planning <br />Director if found to be in substantial conformance to the approved exhibits. <br />2. All utilities required to serve any existing or proposed development on-site shall be in- <br />stalled underground. <br />3. The design of the bridge crossing for the bypass road, located north of Lots 10 and 11, <br />shall be reviewed by the Planning Commission prior to issuance of bid documents for the <br />bypass road by the City Engineer. Rural design elements are to be incorporated in the ex- <br />terior design of the bridge. <br />4. The traffic circle for the intersection of Westerly Road and Clubhouse Drive shall be sub- <br />ject to Planning Commission review and approval and shall conform to Exhibit C, either <br />with the development proposal for the Sportono property or prior to issuance of bid <br />documents for the bypass road by the City Engineer. <br />5. The project developer shall submit detailed landscape and irrigation plans as part of the <br />improvement plans for Westerly Road and for Clubhouse Drive. These plans should in- <br />clude, where applicable, a street tree planting plan and landscape plans for medians, <br />buffer strips, and any right-of--way landscape areas. The irrigation plan shall provide for <br />automatic controls. <br />6. There shall be a minimum two-foot wide "overbuild" area between the lots (the distance <br />between lot line and hinge point of the slope). <br />7. The storm drainage from each lot shall be directed to the street or an approved storm <br />drain system in accordance with Sections 1806.55 and 3315.4 of the 1997 Uniform <br />Building Code unless otherwise approved by the Building Official and City Engineer. <br />8. The existing septic tank and leach field to the existing house(s) shall be abandoned by the <br />project developer/subdivider, per Alameda County Health Department regulations. <br />9. The curb and gutter of all streets within the development shall have subdrains installed at <br />either the back of curb or lip of gutter at the discretion of the City Engineer.
