PC-2002-56 <br />RESOLUTION APPROVING VESTING TENTATIVE PARCEL MAP 7372 <br />THE APPLICATION OF THE CITY OF PLEASANTON <br />WHEREAS, the City of Pleasanton has applied for Vesting Tentative Map (Tract 7372) <br />approval to subdivide 345.8 acres into 34 new buildable lots plus three lots <br />for the existing home owners; land area to be set aside for wetlands' <br />mitigation, and special status species habitat area, land to be conveyed to <br />the City of Pleasanton for the Municipal Golf Course and public open <br />space, and miscellaneous public and private infrastructure improvements <br />including a municipal water tank, sanitary sewer pump station, and <br />storrnwater detention ponds located approximately 500 feet southeasterly <br />of the junction of Happy Valley Road and Alisal Street; and <br />WHEREAS, the property is prezoned PUD (Planned Unit Development) - SRDR, GC, <br />LDR, and A/OS (Semi-Rural Density Residential, Golf Course, Low <br />Density Residential District, and Agriculture/Open Space) District; and <br />WHEREAS, at its duly noticed public hearing of August 28, 2002, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br />WHEREAS, environmental review for the proposed vesting tentative subdivision map <br />is covered by the Final Environmental Impact Report approved for the <br />Happy Valley Specific Plan; and <br />WHEREAS, the Planning Commission made the following findings: <br />The proposed vesting tentative subdivision map is consistent with <br />the Pleasanton General Plan and the Happy Valley Specific Plan. <br />The PUD development plan that the proposed vesting tentative <br />subdivision map is based on was found by the City Council to be <br />consistent with the Pleasanton General Plan and with the Happy Valley <br />Specific Plan. The subdivision map and its improvements are consistent <br />with the Council-approved development plan and satisfactorily <br />implements the applicable conditions and requirements imposed by the <br />City Council with its approval. <br />The subject property/project site is physically suitable for this type <br />of development and density. <br />
