Vesting Tentative Subdivision Map 7162 <br />Exhibit B, Final Draft Conditions of Approval <br />per Planning Commission <br />August 28, 2002 <br />1. The final subdivision map and improvement plans for this development shall substan- <br />tially conform to Exhibit A, dated "Received August 22, 2002" on file with the Planning <br />Department, except as modified by the following conditions. Minor changes to the plans <br />may be allowed subject to the approval of the Planning Director if found to be in substan- <br />tial conformance to the approved exhibits. <br />2. All conditions of Case PUD-99-07, PUD-99-07-1M, and PUD-99-07-2M shall remain in <br />full force and effect. <br />3. This vesting tentative map is conditionally approved and shall lapse if the project devel- <br />oper/subdivider fails to record a Final Subdivision Map within two years of the tentative <br />subdivision map's approval. <br />4. The project developer/subdivider shall fund this development's pro-rata share of the in- <br />frastructure improvement costs specified in the Happy Valley Specific Plan and the <br />City's adopted sewer/water policies for the Happy Valley area. All water/sewer main ex- <br />tensions shall be at the full cost of the project developer; however, the project developer <br />may be entitled to reimbursement in the event this costs exceeds its share as established <br />in the above-listed programs. Final resolution of this project's obligations/requirements <br />shall be made prior to the City Council's approval of the final subdivision map covering <br />these units. <br />5. The project developer/subdivider shall record at the time of recordation of the final sub- <br />division map reciprocal access, parking, and utility easements with maintenance and re- <br />pair responsibilities clearly defined for Lots 6 through 9. The wording for these ease- <br />ments shall be submitted to the City Attorney for review and approval prior to recorda- <br />tion of the final subdivision map for this development. <br />6. Except for the rough grading to be done in conjunction with construction of the Munici- <br />pal Golf Course, the project developer/subdivider shall complete all of the on-site im- <br />provements at one time (including all improvements around future building pads). All <br />remaining building pad areas shall be seeded and kept in a neat and weed-free manner at <br />all times until home construction begins on the lot. <br />7. The project developer/subdivider shall revise Sheet 3 -Conceptual Landscape Planting <br />Plan to use coast live oak (quercus agrifolia) species instead of the Chinese pistache (pis- <br />tache chinensis) species for street trees. This change shall be shown on the revised im- <br />Final Conditions of Approval Page 1 of7 Planning Commission (August 28, 2002) <br />
