b. Roof structures shall be engineered to handle an additional load of five pounds (5- <br />lbs.)per sq. ft. beyond that of the anticipated for roofing. <br />c. An area shall be provided in the electrical room for the inverter required to convert <br />the direct current output from the photovoltaic panels to alternating current. <br />d. A bi-directional electrical meter shall be installed. <br />These measures shall be shown on the building permit plan set submitted to the Planning <br />Director for review and approval before issuance of the first building permit. <br />22. The gable roof element shown in Exhibit "D" shall be added to both sides of the roof of <br />the canopy structure. This change shall be shown on the building permit plan set to the <br />satisfaction of the Planning Director before issuance of a building permit. <br />23. The vent pipes from the underground fuel storage tanks shall be screened from view in a <br />manner to the satisfaction of the Planning Director. However, lattice screens may not be <br />used. This detail shall be shown on the building permit plan set to the satisfaction of the <br />Planning Director before issuance of a building permit. <br />24. The project developer shall raise the height of the screen wall located between the drive- <br />through lanes and the east property line of the project site to fifty-four inches (54") refer- <br />enced from the height of the driveway. This change shall be shown on the building per- <br />mit set to the satisfaction of the Planning Director before issuance of a building permit. <br />Building and Site Design Requirements: <br />25. The project developer shall effectively screen from view all ducts, meters, air condition- <br />ing equipment, and any other mechanical equipment, whether on the structure, on the <br />ground, or on the roof, with materials architecturally compatible with the main structure. <br />Screening details shall be shown on the plans submitted for issuance of building permits, <br />the adequacy of which shall be determined by the Planning Director. All required screen- <br />ing shall be provided prior to occupancy. <br />26. The project developer shall post address numerals on the buildings so as to be plainly <br />visible from all adjoining streets or driveways during both daylight and night time hours. <br />Tenant spaces shall be identified as determined by the City. <br />27. All mechanical equipment shall be located on the roof of the structure covered by this <br />approval, in the area designated on the roof plan, and shall not project above the horizon- <br />tal plane established by the surrounding equipment screens. This requirement can be <br />modified by the Planning Director if it can be demonstrated with lines-of--sight analyses <br />taken from across Whispering Oaks Way that the mechanical equipment will not be visi- <br />ble.
