18. The project developer shall provide design details for the three-foot (3' 0") tall screen <br />walUfence located at the turn-a-rounds at the drive-through lanes on the building permit <br />plan set. This screen wall/fence shall be designed to shield the home on Whispering <br />Oaks Way from vehicle headlights. The design details shall be reviewed and approved <br />by the Planning Director before issuance of a building permit. <br />19. The project developer shall submit a waste management plan to the Building Department <br />prior to issuance of building or demolition permits. The plan shall include the estimated <br />composition and quantities of waste to be generated and how the project developer in- <br />tends to recycle at least fifty percent (50%) of the total job site construction and demoli- <br />tion waste measured by weight or volume. Proof of compliance shall be provided to the <br />Chief Building Official prior to the issuance of a final building permit. During demoli- <br />tion and construction, the project developer shall mark all trash disposal bins "trash mate- <br />rials only" and all recycling bins "recycling materials only". The project developer shall <br />contact Pleasanton Garbage Service for the disposal of all waste from the site. <br />20. The project shall developer shall make the following changes to the proposed building <br />designs: <br />a. Deeper overhangs shall be provided on the roofs of the canopy and carwash build- <br />ings matching the appearance of the overhangs on the nearby homes by Kaufman <br />and Broad. <br />b. A large vertical trellis shall be installed on the central gabled element located on <br />the convenience market building's rear elevation. <br />c. Further detailing shall be applied to the rear wall of the carwash building to visu- <br />ally break-up the wall massing. <br />d. Verification shall be provided demonstrating that the windows and design ele- <br />ments on the project buildings are integrated details with the building walls. <br />These details shall be shown on the building permit plan set to the satisfaction of the <br />Planning Director before issuance of a building permit. <br />21. The project developer shall implement the following measures with the construction of <br />the south facing roof of the carwash structure covered by this approval so that the owners <br />can install roof-mounted photovoltaic systems on this building's south facing roof in the <br />future: <br />a. Electrical conduit and pull strings shall be installed from the roof/attic areas to the <br />buildings' main electrical panels. <br />PUD-02-4M& PCUP-61 Page 4 of 17 Planning Commission Recommendation <br />
