modification of the PUD Development Plan subject to the procedures listed under Chap- <br />ter 18.68, PUD Planned Unit Development District, of the Pleasanton Municipal Code. <br />5. Changes to the buildings' colors determined by the Planning Director to be a significant <br />change from this approval shall be subject to review by the Planning Commission. <br />6. A comprehensive signing program shall be submitted to the Planning Director for consid- <br />eration under a separate application. Site signage shall be limited one (1) seven-foot (7' <br />0") tall monument identification sign at the street corner and one (1) price sign at each <br />entrance. All building signs - carwash, canopy, and convenience markebrestaurant - <br />shall be indirectly illuminated by the gooseneck lamps shown on the building elevations. <br />Tenant signs shall be the three-foot (3' 0") tall by eight-foot (8' 0") long panel-type signs <br />shown on the approved building elevations with routed lettering and/or applied lettering, <br />and the locations for the tenant signs shall be those shown on the approved building ele- <br />vations. All window signs including temporary window signs shall be limited to an area <br />equal to twenty-five percent (25%) of the window area. Any violations of this area limi- <br />tation shall be referred to the Planning Commission. <br />7. The project developer shall obtain a building permit from the Building Department and <br />any other applicable City permits for the project prior to the commencement of any con- <br />struction. <br />8. The project developer shall submit a final lighting plan for the building and the site for <br />the review and approval of the Planning Director prior to issuance of building permits. <br />Lighting shall be directed away from adjacent residences. Traditional light standards <br />matching the approved building design shall be used for the parking area and site light- <br />ing, and shall be shown on the building permit plan set to satisfaction of the Planning Di- <br />rector before issuance of a building permit. No light source may result in glare onto ad- <br />jacent residential properties. Light levels shall be verified by the Planning Director after <br />installation and, if deemed to be necessary by the Planning Director shall be adjusted to <br />reduce the levels of illumination and/or glare. <br />9. The three (3) goose neck lamps illuminating the wall-mounted sign on the east building <br />elevation shall be controlled by a timer with the hours of operation to be determined by <br />the Planning Director. <br />10. The project developer shall pay any and all fees to which the property may be subject <br />prior to issuance of building permits. The type and amount of the fees shall be those in <br />effect at the time the building permit is issued. <br />11. Prior to issuance of a building permit, the project developer shall pay the required com- <br />mercial development school impact fee as prescribed by state law and as adopted by the <br />Pleasanton Unified School District. <br />PUD-02-4M & PCUP-61 Page 2 of 17 Planning Commission Recommendation <br />
