shall be submitted to the City Engineer and to the Planning Director prior to final inspec- <br />tion by the Planning Department. The maintenance schedule shall cover turf mowing, the <br />removal of sediment, erosion monitoring, and the replacement of turf in advance of the <br />rainy season. <br />77. The project developer shall design the site's grading along its entire easterly side to drain <br />into the City's parcel, and ultimately into vegetative filter/bio-swale areas to be con- <br />structed on the City's parcel in conjunction with the Fire Station. With review of the <br />building permit, the project developer shall coordinate the grading and driveway design <br />with the Planning Director, City Engineer, and Fire Marshall. Where determined by the <br />City Engineer, the project developer shall incorporate breaks in the curb of the driveway <br />aisle. To the greatest extent feasible, the breaks in the curb shall be located a far as pos- <br />sible from the future storm drain inlets in the bio-swale areas of the City's parcel to <br />maximize the length of travel across the swale. This detail shall be shown on the build- <br />ing permit plan set to the satisfaction of the Planning Director, City Engineer, and Fire <br />Marshall before issuance of a building permit. <br />78. The driveway entrance to Bernal Avenue shall be redesigned to be similar in appearance <br />to the driveway entrance to Valley Avenue driveway, e.g., with curb returns. The drive- <br />way shall be posted for right-turn in/out movements only. This detail shall be shown on <br />the building permit plan set to the satisfaction of the City Engineer before issuance of a <br />building permit. <br />79. The trash enclosure area shall be completely covered. An area drain shall be installed in <br />the enclosure area, which connects to the sanitary sewer. A structural control such as an <br />oiUwater separator or sand filter shall be provided. No other area shall drain into the <br />trash enclosure; a berm shall be installed to prevent such drainage if found necessary by <br />the City Engineer/Director of Building Inspection. A sign shall be posted prohibiting the <br />dumping of hazardous materials into the sanitary sewer. The project developer shall no- <br />tify the Dublin-San Ramon Services District (DSRSD) upon installation of the sanitary <br />connection; a copy of this notification shall be provided to the Planning Department. <br />80. The service station owner/operator shall sweep or vacuum the parking lot and sidewalks a <br />minimum of once a month and shall prevent the accumulation of litter and debris on the <br />site. Corners and hard to reach areas shall be swept manually. If sidewalks and/or the <br />parking lot are pressure washed, debris must be trapped and collected to prevent entry <br />into the storm drain system. No cleaning agent may be discharged into the storm drain. <br />If any cleaning agent or degreaser is used, wash water must be collected and discharged <br />to the sanitary sewer, subject to approval of the Dublin-San Ramon Services District <br />(DSRSD). <br />81. The car wash shall drain through anoil/water separator to the sanitary sewer, subject to <br />approval by DSRSD, or collected in a holding tank for removal by a disposal and recy- <br />cling service.
