Resolution No. PC-2002-51 <br />Page 6 <br />The operator of this facility shall keep in full force and effect all required State, <br />County, and agency licenses required to operate this facility. <br />8. Except as modified by these conditions of approval, the applicant shall comply <br />with the recommendations of the noise study prepared by Illingworth and Rodkin, <br />Inc. dated March 14, 2002. Said recommendations shall be incorporated/shown on <br />the building permit plans. <br />9. Prior to submittal of plans to the Building Department for a building permit, the <br />applicant shall submit for review and approval by the Planning Director a revised <br />design of the building columns next to the main entry which shows a reduction in <br />their visual mass and which improves their proportions and scale. <br />10. Prior to submittal of plans to the Building Department for a building permit, the <br />applicant shall submit for review and approval by the Planning Director details of <br />all proposed fencing. <br />11. The applicant shall construct the building to be "photovoltaic ready". The plans <br />submitted to the Building Department for a building permit shall identify the <br />potential location ofroof-mounted photovoltaic panels and an electrical inverter, <br />indicate the provision of a bi-directional electric meter and electrical conduit up to <br />the roof for the panels, and specify how the roof will be constructed to <br />accommodate the weight of the panels. <br />12. If exterior signs for the development are desired, a comprehensive signing program <br />shall be submitted to the Planning Director for consideration under separate <br />application. <br />13. The project developer shall submit a final lighting plan for the building and the site <br />for the review and approval of the Planning Director prior to issuance of building <br />permits. Lighting shall be directed away from adjacent residences and, if deemed <br />necessary by the Planning Director, shall incorporate cut-off shield-type fixtures to <br />prevent glare onto adjacent properties or roadways. <br />14. Unless otherwise waived by the City, the project developer shall pay any and all <br />fees to which the property may be subject prior to issuance of building permits. <br />The type and amount of the fees shall be those in effect at the time the building <br />permit is issued. <br />
