Adequate public safety measures have been incorporated into the design of <br />the plan. <br />The public improvements associated with this project would be consistent with <br />City design standazds. As conditioned, all driveway entrances would be located <br />and configured to provide an adequate line-of--sight viewing distance in both <br />directions perpendicular to the vehicle and to facilitate efficient ingress/egress to <br />and from the project site. All on-site driveways and drive aisles meet City <br />standazds for emergency vehicle access and turn-around. All pazking areas meet <br />City standards and aze adequate to handle anticipated traffic volumes. The <br />building will be constructed to meet the requirements of the Uniform Building <br />Code and will require approval by the State. The building would also be equipped <br />with automatic fire suppression systems (sprinklers). Adequate access is provided <br />to all structures for police, fire, and other emergency vehicles. <br />The proposed plan conforms to the purposes of the PUD District. <br />The proposed PUD development plan conforms to the purposes of the PUD <br />district. One of these purposes is to insure that the desires of the developer and <br />the community are understood and approved prior to commencement of <br />construction. The proposed project implements the purposes of the PUD <br />ordinance by providing an assisted living facility that, as conditioned, is well- <br />designed and sited on the subject property, and that meets the City's General Plan <br />goals and policies, including those which encourage meeting the needs of the <br />senior population and development of affordable housing. <br />WHEREAS, the Planning Commission finds that the proposed rezoning and development plan <br />are consistent with the General Plan policies of the City of Pleasanton. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Recommends approval of the rezoning of the site to PUD-HDR (Planned Unit <br />Development -High Density Residential) District. <br />Section 2. Recommends approval of the PUD development plan to construct atwo-story, <br />59,581-squaze-foot, 105-unit assisted living facility on an approximately 3.59-acre <br />parcel located at 100 Junipero Street, subject to the conditions shown on Exhibit <br />"B," attached hereto and incorporated herein by this reference. <br />Section 3 . This resolution shall become effective immediately upon its passage and adoption. <br />
