PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2002-51 <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF BRIDGE <br />HOUSING CORPORATION FOR REZONING AND PUD DEVELOPMENT PLAN <br />APPROVAL AS FILED UNDER CASE PUD-20 <br />WHEREAS, BRIDGE Housing Corporation has applied for rezoning to PUD-HDR (Planned <br />Unit Development-High Density Residential) District and development plan <br />approval to construct atwo-story, 59,581-square-foot, 105-unit assisted living <br />facility on an approximately 3.59-acre parcel located at 100 Junipero Street; and <br />WHEREAS, zoning for the property is A (Agricultural); and <br />WHEREAS, at its duly noticed public hearing of August 14, 2002, the Planning Commission, <br />after considering all public testimony, relevant exhibits, and recommendations of <br />the City staff concerning this application, recommended approval the negative <br />declaration prepazed for this project; and <br />WHEREAS, the Planning Commission made the following PUD findings: <br />The plan is in the best interests of the public health, safety, and general <br />welfaze. <br />As conditioned, the proposed development would meet City standards for street <br />improvements and utility design. Adequate storm drain, sanitary sewer, and water <br />service utilities aze present in the area surrounding the development and aze <br />sufficient to serve the new facility. All on-site infrastructure shall be installed by <br />the project developer with connections to municipal systems in order to serve the <br />site. Sufficient parking has been provided and drive aisles and driveways will be <br />designed and constructed to City standards. The project will generate volumes of <br />traffic that can be accommodated by existing City streets and intersections in the <br />area. Adequate access would be provided to all structures and units for police, <br />fire, and other emergency response vehicles. The building would be designed to <br />meet the requirements of the UBC and other applicable City codes. The project <br />will also provide a needed service that will benefit the community. <br />2. The proposed development plan is consistent with the Pleasanton General <br />Plan. <br />The use and development intensity of the site would be consistent with the <br />policies and programs of the General Plan Land Use and Housing Elements. <br />
