The proposed location of the conditional use and the conditions under which it would be operated or maintained will not be detrimental to the public health, safety, or welfaze, or materially injurious to the properties or improvements in the vicinity. With the surplus pazking on the site, the reciprocal pazking, and the ten-minute "loading" zone, the subject site would have adequate pazking to support the proposed use. In addition, CSLOT provides indoor activities only. Thus, the preschool-like programs provided by CSLOT would not interfere with the daily operation of other tenants. 3. The proposed conditional use will comply with each of the applicable provisions of the Zoning Ordinance. As conditioned, the proposed use will comply with all provisions and requirements of the City's zoning ordinance and the approved PUD-80-16 development plan. WHEREAS, the Planning Commission determined that the proposed use would be compatible with the existing land use of the azea and that its activities and programs would not adversely impact the surrounding uses. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES THE FOLLOWING: Section 1. Approves Case PCUP-57, the application of Brendan O'Connor Webster/Center for Speech, Language and Occupational Therapy (CSLOT) for a conditional use permit to operate a speech therapy center located at 6155 Stoneridge Drive, subject to the conditions shown in Exhibit "B," attached hereto and made part of this case by reference. Section 2. This resolution shall become effective 15 days after its passage and adoption unless appealed prior to that time.
