The proposed location of the conditional use and the conditions <br />under which it would be operated or maintained will not be <br />detrimental to the public health, safety, or welfaze, or materially <br />injurious to the properties or improvements in the vicinity. <br />With the surplus pazking on the site, the reciprocal pazking, and the <br />ten-minute "loading" zone, the subject site would have adequate <br />pazking to support the proposed use. In addition, CSLOT provides <br />indoor activities only. Thus, the preschool-like programs provided by <br />CSLOT would not interfere with the daily operation of other tenants. <br />3. The proposed conditional use will comply with each of the applicable <br />provisions of the Zoning Ordinance. <br />As conditioned, the proposed use will comply with all provisions and <br />requirements of the City's zoning ordinance and the approved <br />PUD-80-16 development plan. <br />WHEREAS, the Planning Commission determined that the proposed use would be <br />compatible with the existing land use of the azea and that its activities and <br />programs would not adversely impact the surrounding uses. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br />Section 1. Approves Case PCUP-57, the application of Brendan O'Connor <br />Webster/Center for Speech, Language and Occupational Therapy (CSLOT) <br />for a conditional use permit to operate a speech therapy center located at <br />6155 Stoneridge Drive, subject to the conditions shown in Exhibit "B," <br />attached hereto and made part of this case by reference. <br />Section 2. This resolution shall become effective 15 days after its passage and adoption <br />unless appealed prior to that time. <br />
