PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2002-49 <br />RESOLUTION APPROVING THE APPLICATION OF BRENDAN <br />O'CONNOR WEBSTER FOR CONDITIONAL USE PERMIT APPROVAL, AS <br />FILED UNDER CASE PCUP-57 <br />WHEREAS, Brendan O'Connor Webster/Center for Speech, Language and <br />Occupational Therapy (CSLOT) has applied for a conditional use permit <br />to operate a speech therapy center located at 6155 Stoneridge Drive; and <br />WHEREAS, zoning for the property is PUD-I/C-O (Planned Unit Development - <br />Industrial/Commercial-Office) District; and <br />WHEREAS, at its duly noticed public hearing of August 14, 2002, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br />WHEREAS, projects of this nature are categorically exempt from the requirements of <br />the California Environrnental Quality Act (CEQA); and <br />WHEREAS, the Planning Commission made the following findings: <br />The proposed location of the conditional use is in accordance with <br />the objectives of the zoning ordinance and the purpose of the <br />district in which the site is located. <br />The proposed use is in an office setting, but its group session <br />program is similar in some aspects to that of apreschool/day caze <br />center. CSLOT does not hold outdoor activities for children; its <br />operation would be similaz in nature to other professional <br />businesses in the same building as well as businesses in the <br />surrounding business pazk. To ensure harmonious and workable <br />relationships with other tenants in the proximity, the applicant <br />proposes a designated drop-off zone for CSLOT parents and <br />guardians so that the proposed use would have minimal impact on <br />parking for other tenants. <br />
