Resolution No. PC-2002-43 <br />Page 6 <br />EXHIBIT "B" <br />CONDITIONS OF APPROVAL <br />Tract 7385, Ceutex Homes <br />July 10, 2002 <br />Tract 7385 shall be as shown on the tentative subdivision plans -Tract 7385 - <br />dated May 30, 2002, except as modified by the following conditions. <br />2. All private streets shall dedicate public service easements over their full width as <br />well as over the eight-foot wide area behind the property line. Private streets shall <br />be designed with driveway openings unless otherwise approved by the City <br />Engineer. Water and sewer lines within private streets shall be public and <br />maintained by the City. The street, curbs, gutters, and storm drains shall be <br />private and maintained by the Homeowners Association or individual property <br />owners. <br />3. Machado Place shall have its width reviewed and approved by the Planning <br />Director prior to approval of the final map. Unless necessary for fire vehicle or <br />agricultural vehicle operations, the curb-to-curb width shall be narrowed to a <br />width consistent with that specified in the Vineyard Avenue Corridor Specific <br />Plan. <br />4. The final map shall include the remainder portion of the Lonestaz parcel as a <br />pazcel unless the city limit line has first been adjusted to match the northeasterly <br />edge of the realigned Vineyard Avenue right-of--way. Access to this remainder <br />parcel from realigned Vineyard Avenue shall be subject to review and approval <br />by the City Engineer. Access shall be gained opposite Machado Place if feasible. <br />5. All streets, public and private, designed to not allow on-street parking on one or <br />both sides shall be posted as required by State law for no pazking. <br />6. The trail section shown along the south side of Machado Place shall be modified <br />to show asix-foot sepazation, eight-to-twelve-foot multi-use trail, and asix-foot <br />equestrian trail. The final design shall be subject to review and approval by the <br />Planning Director prior to approval of the final map. <br />7. Safreno Way shall include a monolithic five-foot wide sidewalk along the <br />frontages of Lots 18-22. <br />
