Resolution No. PC-2002-43 <br />Page 4 <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br />Section 1. Approves the application of Centex Homes for Vesting Tentative Map <br />(Tract 7385) approval to implement PUD-6, consisting of 44 vineyard <br />village lots, three vineyard estate lots, two common area parcels, a future <br />day care parcel (alternatively two vineyazd village lots), and associated <br />streets and other infrastructure located at 1465 and 1689 Vineyazd Avenue <br />(Lots 19 and 21 within the Vineyazd Corridor Specific Plan azea), subject <br />to the conditions shown in Exhibit "B," attached hereto and made part of <br />this case by reference. <br />Section 2. Provides the following direction to staff concerning possible PUD <br />modifications for this project: <br />1. Would not support six-foot redwood fences in lieu of solid wall <br />materials at front yard returns. <br />2. Would support the use of vinyl windows with interior grids in lieu of <br />expressed mullions on all plans. <br />3. Would support deleting the requirement for two-inch recessed <br />windows except on front elevations. <br />4. Would support allowing some 7:12 roof pitches on non-primary front <br />elevations on Plan 1. <br />5. Would support eliminating the requirement for the courtyard trellis in <br />Plan 2. <br />6. Would support using three windows, ganged, at the master bath, <br />centering over the tub, and replacing the required attic window with a <br />vent in Plan 3 as originally planned. <br />7. Would not support deleting the requirement for bi-directional electrical <br />meters in Condition 23(d). <br />8. Would support a request fora 150-foot setback from the day care <br />center to a 230KV line, if that line were installed along the existing <br />Vineyazd Avenue. <br />9. Would support elimination of the proposed preschool, if notice is <br />given to the Ruby Hill neighborhood and City Council receives its <br />normal informational report on its agenda. <br />Section 3. This resolution shall become effective 15 days after its passage and <br />adoption unless appealed prior to that time. <br />
