PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2002-43 <br />RESOLUTION APPROVING VESTING TENTATIVE PARCEL MAP 7385, <br />THE APPLICATION OF CENTEX HOMES <br />WHEREAS, Centex Homes has applied for Vesting Tentative Map (Tract 7385) <br />approval to implement PUD-6, consisting of 44 vineyard village lots, three <br />vineyazd estate lots, two common area parcels, a future day caze parcel <br />(alternatively two vineyard village lots), and associated streets and other <br />infrastructure located at 1465 and 1689 Vineyard Avenue (Lots 19 and 21 <br />within the Vineyazd Corridor Specific Plan azea); and <br />WHEREAS, zoning for the property is PUD-MDR/OS/Vineyazd (Planned Unit <br />Development -Medium Density Residential/Open Space/Vineyazd) <br />District; and <br />WHEREAS, at its duly noticed public hearing of July 10, 2002, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br />WHEREAS, the subdivision map is exempt from further CEQA review since it is a <br />residential project consistent with an approved Specific Plan for which an <br />EIR was adopted; and <br />WHEREAS, the Planning Commission made the following findings: <br />The proposed map substantially conforms to the zoning <br />regulations/development plan. <br />The map's design and improvements closely follow the development plan <br />and conditions of PUD-6. The grading plan has been adjusted to reflect a <br />dirt balance rather than import as originally designed, but the lot-to-lot <br />relationships reflect a similar pattern. Other adjustments to the <br />development plan were required modifications which have been <br />accomplished satisfactorily. <br />The design of the subdivision provides, to the extent feasible, for <br />future passive or natural heating or cooling opportunities. <br />
