Exhibit "B" <br />PUD-14, Greenbriar Homes <br />Conditions Recommended by the Planning Commission <br />July 10, 2002 <br />Development Plan Approval <br />The development plan shall be as shown on the following exhibits, collectively <br />described as Exhibit "A," except as modified by the following conditions. Minor <br />changes to the plans may be allowed subject to the approval of the Planning <br />Director if found to be in substantial conformance to this development plan. <br />a. Planned Unit Development -Heinz Property Submittal, dated 5-30-02, <br />containing: <br />(1) Location Map <br />(2) Site Development Plan <br />(3) Preliminary Grading & Utility Plan <br />(4) Alternative A -Preliminary Grading & Utility Plan <br />(5) Landscape Plans/Details (pp. L-1 through L-4) <br />(6) Conceptual Street Scene (pg. 1) <br />(7) House Floor Plans and Elevations (pp. 2-24) <br />b. Vineyazd Planting and Maintenance Plan, by Wente <br />c. Pest Management Practices <br />d. Open Space Ownership & Management Plan for PUD-14 <br />e. Heinz Project -New Home Builders Checklist <br />Uses <br />2. The uses of the various pazcels within the project shall be as follows: <br />a. The MDR-designated portion of the project (Lots 1-17) shall be subject to <br />the following uses: <br />(1) Permitted Uses: <br />(a) single-family detached housing <br />(b) household pets <br />(c) accessory structures and uses <br />(d) small family day care home <br />(2) Conditional Uses: <br />(a) nursing home for not more than six patients <br />(b) home occupation <br />(c) lazge-family day care home <br />(d) second unit <br />(3) 1'he above-listed uses shall have the meaning as defined and/or <br />interpreted for uses in the R-1 districts of the Pleasanton Municipal <br />Code.
