unit. There shall be a two-way clean-out on the gravity sanitary sewer lateral <br />located at the back of the Public Service Easement. <br />82. All streets designed to have no pazking on one or more sides shall be posted in <br />accordance with State law to advise of the "no pazking" restrictions. <br />83. The curb returns shall be as follows: <br />a. In-tract, face-of--curb returns shall be 25-foot minimum. <br />b. Notwithstanding the above, all turns shall be checked and designed to <br />allow the safe maneuvering of fire trucks, moving vans, etc. <br />84. All roof leaders shall be connected to the street gutter unless otherwise <br />approved by the City Engineer. <br />85. The existing septic tank and leach field to the houses located on the <br />property shall be abandoned per Alameda County Health Department <br />regulations. <br />86. Unless used for landscape/vineyazd irrigation, the existing wells located <br />on the property shall be abandoned per Zone 7 standazds. <br />87. All subdrains shall have clean-out installed at the beginning of the pipe. <br />The bottom of the pipe shall terminate in a storm drain or other storm <br />drain outfall, subject the approval of the City Engineer. The project <br />developer's engineer shall submit a final subdrain location map to the City <br />Engineer prior to the City's acceptance of the Public Improvements. It <br />shall be the responsibility of the homeowner to relocate the subdrains if, <br />during the excavation of a pool or other subsurface structure, the subdrains <br />aze encountered. All lots covered by this PUD Development Plan shall <br />have disclosures identifying the locations of the subdrains to the future <br />homeowners. The disclosure shall be recorded over the lots by separate <br />instrument with recordation of the final subdivision maps. The disclosure <br />shall be reviewed by the City Attorney before recordation. <br />88. The project soils engineer shall review a lot drainage plan prepazed for the <br />project lots to ensure that proper drainage measures are included and <br />forward his/her analysis and compliance with the recommendations in the <br />project geotechnical studies to the Planning Director prior to the issuance <br />of a building permit for the lots. The toe of cut slopes shall be designed <br />with subdrains.
