42. A final fencing plan conforming to the conceptual fencing plan shall be <br />submitted for review and approval by the Planning Director with the <br />subdivision improvement plans. <br />43. The proposed hedgerow of olive trees along the berm on the southeast <br />portion of the site shall be modified to include faster-growing tree/shrub <br />species. The final design of this tree/shrub buffer shall be submitted for <br />review with the tentative map. <br />Project-Related Fees <br />44. The developer shall pay any and all fees to which the property may be subject <br />prior to issuance of building permits. The type and amount of the fees shall be <br />those in effect at the time the building permit is issued. <br />45. With recordation of the first final map covering the project, the project developer <br />shall pay to the City of Pleasanton fees for City distribution to the South <br />Livermore Valley Agricultural Land Trust. The fees shall be calculated based on <br />a one-to-one (1:1) ratio between the cost per acre for agricultural easements to the <br />Land Trust and the net acreage of potentially cultivable soils located on lands <br />having less than atwenty-five percent (25%) slope grade being developed, in <br />accordance with the methodology established in the South Livermore Specific <br />Plan. <br />46. The project shall be subject to the fees associated with the Vineyazd Avenue <br />Corridor Specific Plan Financing Program. The project developer shall be <br />entitled to credit, and reimbursement (if entitled), for common infrastructure <br />installed as specified in the Financing Program. <br />47. The developer shall pay school impact fees to the Pleasanton Unified School <br />District as stipulated in the agreement between the developer and PUSD dated <br />October 9, 2001. <br />48. Prior to issuance of a building permit, the project developer shall pay the <br />applicable Zone 7 and City connection fees and water meter cost for any water <br />meters, including imgation meters. Additionally, the project developer shall pay <br />any applicable Dublin San Ramon Services District (DSRSD) sewer permit fee. <br />49. This project is subject to its fair share of the cost of Fire Station No. 4 (Ruby Hill) <br />and reimbursement shall be made as specified in the adopted Reimbursement <br />Agreement between Signature Homes and the City of Pleasanton <br />Conditions of Approval Page 16 of 28 8/2/02 <br />Greenbriaz Homes (PUD-14) <br />
