9. The owner/operator of the vineyazd on Lot A shall notify all property owners <br />within 500 feet of the site and the principal of the Neal Elementary School at least <br />24 hours prior to the application of any pesticide sprays or dust. Spraying and <br />dusting shall only be allowed when wind speeds aze less than 5 mph. No aerial <br />spraying is allowed. <br />10. The owner/operator of the vineyard azeas and their consultants shall follow the <br />"Pest Management Practices," dated 10/29/01. This pest management plan shall <br />be updated to incorporate the state of the art in integrated pest management <br />practices for the Pleasanton azea, incorporating as feasible applicable University <br />of California, Davis Campus, "Statewide Pest Management Program Guidelines" <br />of its successors, with the goal of minimizing chemical and pesticide use <br />consistent with economic use of the vineyazds as awine-producing crop. <br />11. All agricultural equipment used in the operation/maintenance of the vineyard shall <br />use the common road easement azea and new gate at the southeast corner of the <br />site for access to Pazcel A. An all-weather, appropriate surface shall be used for a <br />sufficient distance into the site to minimize erosion/dirt/debris entering the <br />roadway from exiting agricultural vehicles. Agricultural workers should be <br />allowed to park vehicles within Pazcel A, using this gate. <br />12. The Pazcel A property owner shall be responsible for the periodic debris removal <br />and disposal of all accumulated slope detritus from the bench area, as <br />recommended in the geotechnical reports. <br />Project Phasin¢ <br />13. Any proposed phasing of this development shall be depicted on the tentative map <br />and shall include narrative explaining and proposed phasing. Unless a phasing <br />plan for improvements is approved by the Planning Director, the applicant shall <br />complete all of the on-site improvements at one time. In the event this project is <br />proposed to develop in advance of PUD-6, it may use existing Vineyazd Avenue <br />as access. The interim Vineyard Avenue street design, intersection design, and <br />utilities shall be subject to review and approval prior to approval of the final map. <br />Bonds or other security shall be given to the City to ensure all improvements <br />included in this development plan can be completed following development of <br />PUD-6. <br />14. The preliminary design plans for the planned Old Vineyazd Avenue public trail <br />shall be approved by the City Council before issuance of the first building permit <br />for this project. <br />15. The developer shall provide either cash in an escrow account or a performance <br />bond for the cost of the vineyazd plantings and improvements to the City Engineer <br />prior to approval of the final map and shall complete these improvements within a <br />reasonable timeframe. <br />Conditions of Approval Page 9 of 28 8/2/02 <br />Greenbriaz Homes (PUD-14) <br />
