Resolution No. PC-2002-39 <br />Page 3 <br />EXHIBIT °B" <br />CONDITIONS OF APPROVAL <br />Case PDR-226 <br />344 Division Street <br />1u/v 10.2002 <br />The office building covered by this approval shall be constructed substantially as shown <br />on the development plans, Exhibit "A", dated "Received July 5, 2002", on file with the <br />Planning Deparhnent, except as modified by the following conditions of approval. Minor <br />changes to the plans may be allowed subject to review and approval of the Zoning <br />Administrator, if found to be in substantial conformance with the approved exhibits. <br />2. Design review approval for the office building shall lapse within one (1) yeaz from the <br />date of approval unless a building permit is issued and construction has commenced and <br />is diligently pursued towazd completion, or an extension has been approved by the City <br />pursuant to Section 18.20.070 of the Municipal Code. <br />3. The developer shall pay any and all fees to which the property may be subject <br />prior to issuance of building permits. The type and amount of the fees shall be <br />those in effect at the time the building permit is issued. <br />4. No building permit shall be issued until an in- lieu parking agreement for three <br />parking spaces has been approved by the City Council and signed by the <br />developer. The developer shall pay the required in-lieu parking fee prior to <br />issuance of a building permit. <br />5. Prior to the issuance of a building permit, the developer shall pay the required <br />commercial development school impact fee as prescribed by State Law and as <br />adopted by the Pleasanton Unified School District. <br />6. The project developer shall obtain all building and other applicable City permits for the <br />project prior to the commencement of construction. <br />7. Final inspection by the Planning Department is required prior to occupancy of the <br />building. <br />Landscaping and Tree Preservation <br />8. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of a building or on-site <br />
