Exhibit "B", Final Conditions of Approval for <br />PUD-80-2-17D, 6612 Koll Center Parkway <br />(Planning Commission Approval) <br />June 26, 2002 <br />1. The proposed project covered by this design approval shall be constructed in substantial <br />conformance to the development plans, Exhibit "A", dated "Received May 8, 2002" on <br />file with the Planning Department, except as modified by the following conditions. Mi- <br />nor changes to the plans may be allowed subject to the approval of the Planning Director <br />if found to be in substantial conformance to the approved exhibits. <br />2. All conditions of Case PUD-80-2 (Ordinance 975) and PUD-80-2-2M (Ordinance 1257) <br />shall remain in full force and effect. <br />3. If signing for this project is desired, a comprehensive building and site sign program shall <br />be submitted to the Planning Director for consideration under sepazate application. Any <br />building wall signs and/or logos shall conform to the Bernal Corporate park sign design <br />guidelines. <br />4. The project developer shall obtain a building permit from the Building Department and <br />any other applicable City permits for the project prior to the commencement of any con- <br />struction. <br />5. The project developer shall submit a final lighting plan for the building and the site for <br />the review and approval of the Planning Director prior to issuance of building permits. <br />6. The project developer shall pay any and all fees to which the property may be subject <br />prior to issuance of building permits. The type and amount of the fees shall be those in <br />effect at the time the building permit is issued. <br />7. This design review approval will lapse within one (1) year from the date of approval <br />unless a building permit is issued and construction has commenced and is diligently pur- <br />sued toward completion or a timely extension has been approved by the City. <br />8. Prior to issuance of a building permit, the project developer shall pay the required com- <br />mercial development school impact fee as prescribed by state law and as adopted by the <br />Pleasanton Unified School District. <br />9. The project developer acknowledges that the City of Pleasanton does not guarantee the <br />availability of sufficient sewer capacity to serve this development by the approval of this <br />PUD-80-2-17D, Planning Commission June 26, 2002 Page l of 12 <br />
