61. The project developer shall submit a refundable cash bond for hazard and erosion control <br />prior to issuance of an Engineering or Building Department permit. The amount of this <br />bond will be determined by the City Engineer. <br />62. The project developer shall construct vertical P.C.C. curbs and gutters within this devel- <br />opment unless otherwise shown in the site, landscape, and grading and drainage plans, <br />and as approved by the City Engineer. <br />63. The haul route for all materials to and from this development shall be approved by the <br />City Engineer prior to the issuance of an encroachment permit. <br />64. Any damage to existing street improvements during construction on the subject property <br />shall be repaired to the satisfaction of the City Engineer at full expense to the project de- <br />veloper. This shall include slurry seal, overlay, or street reconstruction if deemed war- <br />ranted by the City Engineer. <br />65. The project developer's contractor(s) shall obtain an encroachment permit from the City <br />Engineer prior to moving any construction equipment onto the site. <br />66. The project developer shall depress the landscaped area between the parking stalls and <br />the catch basin shall be moved to the center of the median, instead of being mounded as <br />currently shown, in order to provide maximum exposure to the storm water draining from <br />the parking area to the turf area with the medians, before entering the piped storm system. <br />The project developer is directed to the "Start at the Source" Design Guidance Manual <br />for Storm Water Protection", 1999 Edition, produced by B.A.S.M.A.A., for the type of <br />turf material to be planted, the slope of the turfed area, and the need for subdrains. The <br />final design of this area shall be submitted to the City Engineer and to the Planning Di- <br />rector for review and approval before issuance of a building permit and shall be shown on <br />the final building permit plan set. <br />67. The project developer and/or their engineer shall submit drainage calculations to the City <br />Engineer for review prior to final approval of the drainage system. The drainage system <br />shall be design for aten- (10-) year storm event. <br />68. The project developer shall submit a maintenance schedule to the City Engineer and to <br />the Planning Director for the median island prior to building occupancy. The mainte- <br />nance schedule cover turf mowing, the removal of sediment, erosion monitoring, and the <br />replacement of turf in advance of the rainy season. <br />Urban Stormwater Runoff Requirements: <br />69. The trash enclosure area(s) shall be completely covered. An area drain shall be installed <br />in the enclosure area, which connects to the sanitary sewer. A structural control such as <br />an oil/water separator or sand filter shall be provided.
