52. Prior to construction, the project developer shall provide adequate fire protection facili- <br />ties in conformance to the City's Fire Department Standazds able to suppress a major fire. <br />53. The Fire Chief and the Director of Building Inspection shall approve the number, type, <br />and location of all private fire hydrants. <br />54. All curbs located with a seven foot, six inch (7' 6") radius of a private fire hydrant shall <br />be painted red, unless, modified by the Fire Chief. <br />55. All driveway aisles designated as fire lanes by the Fire Chief shall be maintained in ac- <br />cordance with Articles 9 and 10 of the Uniform Fire Code which permits towing vehicles <br />illegally parked on the fire lanes. Fire lane curbs shall be painted red with "No Parking, <br />Fire Lane, Tow Away Zone" or "No Pazking, Fire Lane, Tow Away Zone" signs shall be <br />installed as required by the Vehicle Code. <br />56. The Fire Chief shall issue a permit prior to any installation of a fire detection, alarm, and <br />occupant notification system. All sprinkler system water flow and control valves shall be <br />complete and serviceable prior to final inspection. Prior to this building's occupancy, <br />representatives of the Fire Department shall test and witness. the operation of the fire <br />alarm system. <br />57. All portions of the building covered by this approval shall have installed and operating, <br />fire extinguishers with a minimum 2-A:10-B:C rating. The fire extinguishers shall be lo- <br />cated within aseventy-five foot (75' 0") radius of each other. <br />Engineering Requirements: <br />58. All utilities required to serve any existing or proposed development on-site shall be in- <br />stalled underground. <br />59. The paving sections for the on-site parking and driveway azeas shall be designed on the <br />basis of an R-Value test and a traffic index to carry the anticipated traffic loads. This de- <br />sign shall be subject to the approval of the Director of Building Inspection. The mini- <br />mum paving section shall be two inches (2") of asphalt concrete (A.C.) on a six-inch (6") <br />asphalt base (A.B.). The minimum A.C. pavement slope shall be one percent (1%). For <br />pavement slopes less than one percent (1%), the surface runoff shall be carried in a con- <br />crete gutter to an acceptable point of dischazge. The minimum slope for concrete gutter <br />shall be one-half of one percent (0.5%). <br />60. The project developer shall submit a final grading and drainage plan prepazed by a li- <br />censed civil engineer depicting all final grades and on-site drainage control measures. <br />This plan shall be subject to the review and approval of the City Engineer and the Direc- <br />tor of Building Inspection prior to the issuance of any building permits. <br />PUD-80-2-l7D, Planning Commission June 26, 2002 Page 9 of 12 <br />
