Building <br />39. The subject addition shall be constructed to meet Title 24 state energy <br />requirements. <br />40. All building and/or structural plans must comply with all codes and ordinances in <br />effect before the Building Department will issue permits. <br />41. The applicant shall submit a building survey and/or record of survey and a site <br />development plan in accordance with the provisions of Chapter 18.68 of the <br />Municipal Code of the City of Pleasanton. These plans shall be approved by the <br />Chief Building Official prior to the issuance of a building permit. The site <br />development plan shall include all required information to design and construct <br />site, grading, paving, drainage, and utilities. Specific items to be indicated on the <br />site development plan necessary to construct the improvements are to be in <br />accordance with the City of Pleasanton Private Development Design Guidelines <br />adopted April 15, 1986. <br />42. The applicant shall submit 3 full-size sets of construction plans (wet-stamped and <br />signed), 2 sets of the necessary structural and Title 24 calculations, 2 copies of a <br />site specific soils report, and the completed Building Permit Questionnaire to the <br />Building Department, along with the necessary fees, to initiate the City's plan <br />check process. The plan check will be accepted only after the completion of the <br />Design Review procedure's 15-day appeal period, unless the applicant submits a <br />signed statement acknowledging that the plan check fees may be forfeited in the <br />event that the approval is overturned or the design is significantly changed as the <br />result of an appeal. In no case will a building permit be issued prior to the <br />expiration of the 15-day appeal period. <br />43. A sanitary sewer sampling manhole shall be provided on any new sanitary sewer <br />lateral from the building, unless otherwise waived by the Chief Building Official. <br />44. Prior to issuance of a building permit, the applicant shall pay the applicable Zone 7 <br />and City connection fees and water meter cost for any water meters, including <br />irrigation meters. Additionally, the developer shall pay any applicable DSRSD <br />sewer permit fee. <br />45. Building and silos plans are to be submitted to the Building Department on <br />computer disk in a format approved by the Director. Digitized information shall <br />be submitted before requesting a final inspection and should reflect as-built silos <br />and architectural information as approved by the Director. <br />Fire <br />46. The applicant shall install an automatic fire sprinkler system for the entire building <br />(first and second floors). The sprinkler system shall be shown on the plans <br />submitted for issuance of building permits and shall be subject to review and <br />
