Avenue or until the applicant has revised the hours of operation of the <br />religious and school facilities such that there are no vehicle trips to and <br />from the site during the p.m. traffic peak in Pleasanton. <br />6. The design of the proposed iron fence and gate, and the design of the trellis <br />shall be shown on the plans submitted for the issuance of building permits. <br />The design of the fence, gate, and trellis is subject to the review and <br />approval of the Planning Director. <br />7. Prior to the issuance of a building permit, the approved building colors and <br />materials for the building shall be indicated on the building permit plan set. <br />The Hardiplank exterior building material shall be installed as individual <br />single planks. Colors and materials shall be consistent with the approved <br />colors and materials. <br />All trash and refuse shall be contained completely within enclosures <br />architecturally compatible with the main structure. The materials and color <br />of the enclosure walls shall match the building walls and the gates shall be <br />corrugated metal or solid wood. The design of the enclosures shall be <br />shown on the plans submitted for the issuance of building permits and shall <br />be subject to the approval of the Planning Director and Fire Chief. Trash <br />containers shall be stored within the enclosure at all times, except when <br />being unloaded. <br />9. Phase II shown in Exhibit A, is not approved as part of this project. If the <br />applicant wishes to construct phase II, the applicant shall apply for design <br />review and a use permit and all other required City permits under separate <br />application(s). A separate environmental review shall be required for phase <br />II. <br />10. Unless waived by the Planning Director, this application shall be null and <br />void unless a minor subdivision of the property is approved by the City to <br />divide the existing 18.57 acre property into two properties, an <br />approximately 16.07 acre parcel and an approximately 2.06 acre parcel. <br />Unless waived by the Planning Director and the City Engineer, building <br />permits for the project shall not be issued until the minor subdivision for <br />the property is approved. The minor subdivision maps shown in Exhibit A <br />are for reference only and are not approved as part of this application. <br />11. Prior to the occupancy of the building, the existing Pacific Gas and Electric <br />easement on the property shall be relocated to the "proposed" PG&E <br />easement location shown in Exhibit A or to a similar location approved by <br />the Planning Director. <br />PCUP-46/PDR-182 <br />Page 2 <br />
