Landscaping <br />13. Prior to the issuance off a building permit, the applicant shall revise the <br />plans to show shrubs and groundcover in the entire area in front of the <br />office building and side yard gate, with the exception of the front walkway <br />to the front porch and walkway to the side gate, and shall revise the <br />landscaping plan in the rear parking lot to reflect the required revised <br />parking lot layout in condition of approval number nine of this case. <br />14. Prior to the issuance of a building permit, the property owner of 240 Spring <br />Street shall enter into an agreement with the City, approved by the City <br />Attorney, which guarantees that all landscaping and open space areas <br />included in this project will be maintained at all times in a manner consistent <br />with the approved landscape plan (as conditioned) for this development. <br />Said agreement shall run with the land for the duration of the existence of <br />the structures located on the subject property. <br />15. All proposed landscaping shall be irrigated. The site irrigation design shall <br />utilize low-volume drip, bubbler, or other water conserving irrigation <br />systems to maximize water conservation to the greatest extent possible. The <br />irrigation systems shall include a soil moisture, rain sensor, or other <br />irrigation efficiency device. <br />16. A final landscape plan and irrigation plan shall be submitted to and <br />approved by Planning Director as part of the building permit plan sets prior <br />to issuance of an on-site permit. Said landscape plan shall be consistent <br />with the approved landscape plan plus any conditions of approval, and shall <br />be detailed in terms of species, location, size, quantities, and spacing. The <br />landscaping and irrigation plans are subject to the review and approval of <br />the Planning Director. <br />17. All trees used in landscaping be a minimum of 15 gallons in size and all <br />shrubs a minimum of 5 gallons. <br />18. Six-inch vertical concrete curbs shall be installed between all paved and <br />landscaped areas. <br />19. The project developer shall provide root control barriers and four-inch <br />perforated pipes for parking lot trees, and trees in planting areas less than ten <br />feet in width. <br />PDR-121 <br />Page 3 <br />
