6. The roof parapets on the sides of the office building shown on Exhibit A <br />shall extend the entire length of the sidewalls. Prior to the issuance of a <br />building permit, the applicant shall revise the plans to address this condition <br />of approval. <br />The applicant shall submit the proposed exterior base and trim colors to the <br />Zoning Administrator. The paint colors are subject to the review and <br />approval of the Zoning Administrator, prior to the issuance of a building <br />permit. <br />Lighting <br />8. The project developer shall submit a final lighting plan for the exterior of <br />the building and for the parking lot for the review and approval of the <br />Planning Director prior to issuance of building permits. The lighting plan <br />shall be consistent with Section 20.36.110, "Commercial Buildings- <br />Lighting", of the Pleasanton Municipal Code. <br />Parking <br />9. Prior to the demolition of the residence and prior to the issuance of a <br />building permit for the office building, the applicant shall enter into an in <br />lieu parking agreement for 240 Spring Street that has been approved by the <br />City Council. <br />10. Prior to the issuance of a building permit, the applicant shall revise the <br />parking plan such that the angle of the parking spaces are 90-degrees and <br />such that the parking plan meets all Municipal Code requirements. The <br />location of the parking spaces is subject to the review and approval of the <br />Planning Director, prior to the issuance of a building permit. <br />11. If any and/or all of the property owners at 216, 228, 252, and 264 Spring <br />Street request an access easement over the drive aisles within the parking <br />lot at 240 Spring Street, the property owner of 240 Spring Street shall grant <br />such easement to such property owner(s) and record such easement if such <br />property owner(s) grants a reciprocal access easement to the property <br />owner of 240 Spring Street over the drive aisles within its parking lot. <br />12. All parking spaces on site shall be striped. Wheel stops shall be provided <br />unless the spaces are fronted by concrete curbs, in which case sufficient <br />area shall be provided beyond the ends of all parking spaces to <br />accommodate the overhang of automobiles. <br />PDR-121 <br />Page 2 <br />
