PLANNING COMMISSION CITY OF PLEASANTON
ALAMEDA COUNTY, CALIFORNIA
RESOLUTION NO. PC-2002-25
RESOLUTION DELETING THE REQUIREMENT FOR SHARED PARKING FROM
THE APPROVAL OF CASE PDR-121, THE APPLICATION OF CABBIE WEVILL
WHEREAS, at its meeting of March 13, 2002, the Planning Commission approved the
demolition of the existing one-story house and approve the construction of a two-
story office building at 240 Spring Street; and
WHEREAS, at its meeting of April 2, 2002, the City Council approved an in-lieu parking
agreement for 240 Spring Street, determined that the requirements for reciprocal
shared-private pazking should be deleted, and referred the matter back to the
Planning Commission; and
WHEREAS, zoning for the property is C-C (Central Commercial), Downtown Revitalization,
and Core Area Overlay District; and
WHEREAS, at its duly noticed public hearing of Apri124, 2002, the Planning Commission
considered all public testimony, relevant exhibits, and recommendations of the
City Council and City staff concerning this application; and
WHEREAS, the proposed modification is considered a minor land use modification and,
therefore, is exempt from the requirements of the California Environmental
Quality Act (CEQA); and
WHEREAS, the Planning Commission determined that the proposed modification to the
previously approved PUD Development Plan is consistent with the Bernal
Avenue Specific Plan and the City of Pleasanton General Plan; and
WHEREAS, the Planning Commission determined that the mandatory shared-private parking
easement requirements for 240 Spring Street should be deleted because the
neighbors do not want reciprocal parking agreements, the azea under consideration
is too small to require reciprocal pazking, and the reciprocal parking easements
may create enforcement problems for the property owners.
