Resolution No. PC-2002-19 <br />Page 3 <br />Exhibit B <br />PDR-167 <br />Conditions of Approval <br />3589 Del Valle Parkway <br />The office building covered by this approval shall be constructed substantially as shown <br />on the development plans, Exhibit "A", dated "Received March 20, 2002", on file with the <br />Planning Department, except as modified by the following conditions of approval. Minor <br />changes to the plans may be allowed subject to review and approval of the Zoning <br />Administrator, if found to be in substantial conformance with the approved exhibits. <br />Design review approval for the building shall lapse within one (1) yeaz from the date of <br />approval unless a building permit is issued and construction has commenced and is <br />diligently pursued towazd completion, or an extension has been approved by the City <br />pursuant to Section 18.20.070 of the Municipal Code. <br />The developer shall pay any and all fees to which the property may be subject prior to <br />issuance of building permits. The type and amount of the fees shall be those in effect at <br />the time the building permit is issued. <br />4. Prior to the issuance of a building permit, the developer shall pay the required commercial <br />development school impact fee as prescribed by State Law and as adopted by the <br />Pleasanton Unified School District. <br />The project developer shall obtain all building and other applicable City permits for the <br />project prior to the commencement of construction. <br />6. Final inspection by the Planning Department is required prior to occupancy of the <br />building. <br />Landscaping and Tree Preservation <br />7. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of a building or on-site <br />permit. Said landscape plan shall be consistent with the approved landscape plan plus any <br />conditions of approval, and shall be detailed in terms of species, location, size, quantities, <br />and spacing. <br />
